I closed my company in November of 2025. I'd run it for 24 years — the bootcamps, the courses, the coaching programs. All of it.
And I was tired. I was done.
The plan was simple. Go surf the best breaks in the world and write a novel. It was a good plan.
Then something started gnawing at me.
I kept asking AI what it was going to do to the multifamily market, and the answers never made sense. It was always some version of "everybody needs housing, multifamily will be fine." Deep in my gut I knew that was wrong.
So I went at it properly. I'd take one AI's answer to another one, then to another, and back around again. Round after round, for months.
And then it came clear. It's still about jobs — it was always about jobs. But it's not about job growth anymore.
It's about job health. Your market won't be decided by how many jobs it's adding. It'll be decided by what kind of jobs it has, and whether an AI can do them.
Here's the part that got me off the beach. I've trained a lot of people over 24 years. Thousands of them. And I sat there thinking about all of them — the ones who own real property because of what I taught them — and I thought, they don't know this is coming.
So I wrote the book. That's the only reason I came back.
